01|The concept

Welcome to Calle Baladre

Thirteen villas in La Nucia, built by people you can simply call.

There is plenty of new build for sale on the Costa Blanca. This is what makes Calle Baladre different.

Built in our own factory

The villas are prefabricated as timber-frame homes in our own factory. Northern European build quality, Spanish sun.

Energy sorted

12 solar panels, a home battery, a heat pump and underfloor heating with cooling are standard. Your electricity bill heads towards zero.

Small and private

Thirteen villas on private plots of 295 to 500 m², each with its own pool. No apartment block, no owners’ association.

One point of contact

You deal with one English-speaking team, in Spain and from the Netherlands.

Certainty

Bank guarantee on every payment, fixed price and a ten-year structural warranty.

You are not the first

Alicante is the most international property market in Spain: 46% of home sales in the province went to foreign buyers in Q2 2026 (source: Registradores), with British buyers the largest group at Alicante airport, which welcomed 6.5 million UK passengers in 2025. A project with the same build method in Alfaz del Pi sold out its first phase.

02|Highlights

Standard in every villa

Low energy bills, and peace of mind when you're away.

What other projects sell as options is included here. Your electricity bill heads towards zero and you lock the house down with one tap.

Energy

High energy rating, low bills

  • 12 solar panels on the roof with a home battery: generate by day, use in the evening
  • Heat pump for heating, cooling and hot water
  • Underfloor heating throughout, which also cools in summer
  • High-grade insulation in walls and roof, aluminium windows
  • Electric shutters keep the sun out and the cool in
  • High energy rating: low running costs and more value when you sell or let

Security

Locked down with one tap

  • Electric shutters on every window: close the whole house at once when you are away for longer
  • Security camera on every corner of the house, images on your phone
  • Alarm system linked to the home automation
  • Automatic gate, steel fencing and solid wood front door
  • Video intercom and remote control via the Bticino app
  • On request: key holding and checks by our local partner

Compare freely

At other new-build projects in the region, underfloor heating costs around €20,000 extra and a home battery is not even on the options list. Here the whole energy package is in the price. That saves an expected €1,200 to €1,500 a year in electricity.

Weeks away? No worries

Shutters down, alarm on, cameras on your phone. Through the Bticino app you see what is happening and control lighting, shutters and climate from home. Our local partner keeps an eye on things.

  2. 2

    Viewing trip

We collect you at Alicante Airport and walk you through the project, the neighbourhood and the beach.

  3. 3

Financing

Spanish banks lend non-residents 60 to 70% of the purchase price over 20 to 30 years. We put you in touch with an English-speaking mortgage broker and work out together what is feasible.

You always choose your own lawyer. We work with English-speaking lawyers in the region.

🇬🇧 United Kingdom

What applies to you

Buying in Spain as a UK resident: what you need to know.

Since Brexit you buy as a non-EU citizen. That changes how long you can stay and how Spain taxes you, but not your right to own property. The key points.

Staying: 90 days in any 180
Without a visa you can spend 90 days in any 180-day period in the Schengen area. Since April 2026 the EU Entry/Exit System records your entries biometrically, so the count is automatic. ETIAS travel authorisation is expected in 2027. Want to stay longer? The non-lucrative visa (proof of around €28,800 a year plus €7,200 per dependant, with private health cover) or the digital nomad visa are the usual routes. Spain abolished its Golden Visa in April 2025.
Nothing like “subject to contract”
In England nothing binds until exchange. In Spain a reservation or arras contract binds quickly and deposits are at stake. Sign only after your own independent Spanish lawyer has checked everything. We work with English-speaking lawyers in the region.
NIE number and Spanish bank account
Every buyer needs an NIE (Spanish tax identification number for foreigners). A Spanish bank account is practically required for payments, IBI and utilities. We help with both, including via the Spanish consulate in London or Manchester or by power of attorney.
Bank guarantee on your deposit
Under Ley 20/2015 the developer must cover every advance payment plus legal interest with a bank guarantee or insurance. You receive the proof with the purchase contract. If the villa is not delivered, you get your money back.
What you pay in Spain each year
IBI (municipal property tax), refuse charge and, as a non-resident, IRNR: 24% on a notional income of 1.1% or 2% of the cadastral value while you do not let. If you let, Spain taxes UK residents at 24% on gross rent without deducting expenses (a Supreme Court case on this is pending). Filed via Modelo 210; our partner handles it.
UK tax
You declare Spanish rental income on your Self Assessment foreign pages (SA106) and claim Foreign Tax Credit Relief for the Spanish tax. On sale, UK capital gains tax applies (18% or 24%) with credit for the Spanish 19% gains tax. Your worldwide estate, including the villa, falls under UK inheritance tax; there is no UK-Spain inheritance treaty, only unilateral relief.
Mortgage and currency
Spanish banks lend non-residents 60 to 70% of the price over 20 to 30 years. The price is fixed in euros; the exchange rate between reservation and completion is your risk, so consider a forward contract with an FX broker.
Inheritance and wealth tax in Spain
The Comunidad Valenciana gives a 99% reduction on inheritance and gift tax for spouses, children and parents. From 2026 its wealth tax allowance is €2,000,000 per person; a Calle Baladre villa sits well below that. A Spanish will avoids delays.
The “100% tax on non-EU buyers”
You may have read about a proposed 100% tax on non-EU buyers. The bill was never debated and lapsed when parliament was dissolved in October 2026. It is not in force.

Status October 2026. Rates and rules change; have them checked by a Spanish lawyer and a UK tax adviser before you sign. This website is not legal or tax advice.

08|Questions

Frequently asked questions

The questions we hear most often.

Are prices inclusive of VAT and costs?
Prices include 10% VAT (IVA). Purchase costs come on top: stamp duty AJD 1.4% on the price excluding VAT, notary, registry and your own lawyer. Allow around 3% on top of the price.
What if the project does not go ahead?
Every deposit is covered by a bank guarantee or insurance, mandatory under Ley 20/2015. If the villa is not delivered, you get your money back plus legal interest.
Can I still buy in Spain after Brexit?
Yes. UK citizens can buy and own property in Spain without restrictions. What changed is the 90/180-day stay rule and the 24% non-resident tax rate. The proposed 100% tax on non-EU buyers never passed.
How long does construction take?
Walls and roofs come prefabricated from our factory, so time on site is shorter than with traditional construction. The schedule for your plot is set in your purchase contract.
Can I choose the finishes?
Yes. Within the standard specification you choose colours and materials. If you want more, we quote for it. The standard is already complete: kitchen, bathrooms, floors, home automation, pool and garden are in the price.
May I let the villa?
Yes. Long-term letting needs no licence. For holiday lets you apply for a VT registration number from the Generalitat Valenciana; we guide you through the application after completion.
Is there a community of owners?
No. Each villa stands on its own plot with its own pool and garden. No monthly community fees, no meetings.
How does a viewing trip work?
You fly to Alicante, we collect you. We visit the plot, the neighbourhood, the schools, the beach and the golf courses. Allow one day; we arrange overnight stays on request.
Can I get a mortgage in Spain?
Yes. Spanish banks typically lend non-residents 60 to 70% of the price. We put you in touch with an English-speaking mortgage broker.
What is timber-frame construction and does it suit Spain?
Timber-frame is a prefabricated build method with excellent insulation values. In the Spanish summer the villa stays cool, in winter warm. Norway, Sweden and the Netherlands have built this way for decades. The structure is insured for 10 years via a seguro decenal.
